General Assumptions

Rates are selected each business morning from Freedomstar Financial's available wholesale lender pricing based on the assumptions shown below. Published rates may not represent every borrower scenario and are not a commitment to lend or lock. All rates shown are for informational purposes only and are subject to change without notice.

Rates are based on the following assumptions unless otherwise stated: a borrower with a 740 or higher FICO credit score; a primary residence, single-family home; a loan-to-value (LTV) ratio of 80% or less (20% down payment on a purchase); a 30-day rate lock; and full income and asset documentation.

VA loan rates assume the borrower has full VA entitlement and is exempt from the VA funding fee, or the funding fee has been financed into the loan amount.

FHA loan rates include the FHA upfront mortgage insurance premium (UFMIP) of 1.75% financed into the loan; annual MIP applies and is reflected in the APR.

Jumbo loan rates assume a minimum 740 FICO, 20% down payment, and 12 months of cash reserves.

DSCR loan rates are based on a minimum 1.20 debt-service coverage ratio and a 680 FICO score; these are investor loans and do not apply to owner-occupied properties.

ARM rates, when offered, reflect the initial fixed period only; after the fixed period, rates adjust annually based on the applicable index plus a margin, and monthly payments may increase. Points, fees, and other costs may apply. Your actual rate and APR will depend on your individual credit profile, property type, loan amount, down payment, and other factors determined at the time of application.
